Pritesh Patel discusses in detail several blue-chip convenience store investments acquired off-market for private buyers.

He starts with a Co-op Food on a 15 year lease in Peterborough and then analyses a Tesco Express with 8 years remaining in Wales and finishes with an interactive question asking over 100 investors in the room what they would pay for a brand new neighbourhood parade investment with parking in a new residential suburb of Burton-on-Trent.

What yield would you expect on this? 50% of the income is from Co-op Food who have more than 10 years on their lease, and the site has over 50 parking spaces. More than 7.2%, 7.2%-6.4%, 6.4%-5.8% or less than 5.8%.
